Happy Valentines day to all. I came across this property a little while back at 14 Reynolds St, Pymble. Located in Sydney’s Upper North Shore. This property is like a white cling peach in season, which has been slightly bruised but still tastes incredible.

The most recent comparable I could find is 20 Rushall St which sold for $1.725m in October 2016.

Rushall has 696m2 of land compared to Reynolds 573m2.

In my opinion Rushall is a better constructed property. It has brick veneer construction on larger land. Though the property looks like it has a bit of a slope at the back. Which is a positive for Reynolds as its relatively flat land.

Rushall has 3 bedrooms, 1 bathroom and 1 carspace. An extra bathroom compared to Reynolds.

Pricing

This will be a very interesting auction this weekend. I predict the property will land up around $1.65m+/-. There’s every chance it could push higher due to scarcity.

Investment Potential

14 Reynolds St is basically a knockdown. It will make for a perfect blank canvas to create a modern day masterpiece, Picasso would be proud of.

In my opinion it will be hard to go wrong, as you will have so many options.
